Blue West Capital Arranges Sale of 7-Eleven in Berthoud, CO

Berthoud, CO – [Auguts 18, 2021] – Blue West Capital has completed the sale of a single tenant net leased 7-Eleven located at 1111 Mountain Avenue, Berthoud, CO for $3,120,000. This is the 10th gas station property Blue West Capital has sold in the past 12 months. Robert Edwards, of Blue West Capital, represented the Colorado-based 1031 exchange buyer in the transaction. The seller was a private Colorado-based investor.

The 4,067 square foot 7-Eleven property was recently constructed in 2019 and features a long-term net lease. The lease is corporately guaranteed by 7-Eleven which is an investment grade rated company (SP: AA-). The property is strategically positioned  just east of the signalized intersection of Mountain Avenue and Berthoud Parkway. The surrounding area is rapidly expanding and features average annual household incomes in excess of $96,000.
