Blue West Capital Arranges Sale of Panda Express in Westminster, CO

Westminster, CO – [August 19, 2021] – Blue West Capital has completed the sale of a single tenant Panda Express ground lease located at 8461 Church Ranch Boulevard, Westminster, CO for $1,150,000. After receiving 16 offers within the first week of marketing, the property sold for above the asking price. Blue West Capital was able to execute this transaction in 30 days from contract to close. Robert Edwards, of Blue West Capital, represented the Colorado-based seller in the transaction. The buyer was a California-based 1031 exchange investor.

The 2,406 square foot Panda Express has operated at this location since 2000. The lease is corporately guaranteed by Panda Express, which is the largest privately owned Asian segment restaurant in the United States. The property is strategically positioned at the entrance of Standley Lake Marketplace with high visibility from Church Ranch Boulevard. The surrounding area is rapidly expanding and features average annual household incomes in excess of $125,000.
