DENVER, CO – [February 27, 2026] – Blue West Capital announces the successful sale of 3390 23rd Avenue, a 6,374-square-foot restaurant building in Evans, Colorado within the Greeley MSA.
Josh Lorenzen and Shawn Dickmann of Blue West Capital represented the seller, a local investor, in the transaction. The buyer was an Aurora-based restaurant and bakery operator. The transaction was not part of a 1031 exchange.
At the time of sale, the property was vacant and in excellent condition, creating an opportunity for a new restaurant operator to quickly occupy the building. The strong population growth and need for additional amenities in Evans made this a compelling investment for the buyer.
The property attracted strong interest from a wide range of buyers during the marketing process.
This asset brought a wide group of interested buyers. There were two developers looking at redeveloping it into a drive-thru property given the traffic in the area from Sam’s Club and Walmart. In the end, the owner users provided the most competitive offers. The buyer will be able to keep the interior as-is, allowing for a quicker opening date.
