DENVER, CO – [December 11, 2025] – Blue West Capital is pleased to announce the successful sale of Murlen Plaza, a 37,297-square-foot CVS-anchored neighborhood retail center located at 1701–1785 S. Mur-Len Road in Olathe, Kansas. The property sold for $6,375,000 to a Missouri-based 1031 exchange buyer following a highly competitive process that resulted in a 10-day due-diligence period and a 30-day closing.
Bryce McNeely, Associate Director, and Carly Gallagher Kelly, Director, of Blue West Capital represented the seller, a local private investor. The buyer was completing a 1031 exchange and targeted the asset due to its strong tenancy, stable cash flow, and submarket desirability.
Murlen Plaza sits at a signalized hard corner with combined traffic counts of more than 39,000 vehicles per day. The center is 96% leased to 11 tenants, including nationally recognized anchor CVS Pharmacy (drive-thru), as well as established local and regional operators such as The Peanut, Murlen Animal Clinic, and Sunflower Dental.
This deal drew strong interest due to its tenant mix and suburban Kansas City location. Our targeted marketing generated more than 15 offers, and we selected a well-qualified 1031 buyer who moved quickly. Demand for multi-tenant retail remains strong across the Midwest and nationally.”
