DENVER, CO – [February 2, 2024] – Blue West Capital has completed the sale of the Intermountain Health net leased medical building located at 550 South Airport Boulevard, Aurora, CO for $7,341,000. This marks the fourth single tenant medical property sale by Blue West Capital in the State of Colorado within the last two years.
Robert Edwards and Tom Ethington represented the seller in the transaction, a national developer. The buyer was a Colorado-based 1031 exchange investor.
Notably, Intermountain Health recently underwent a merger with SCL Health, resulting in the formation of the 11th largest nonprofit health system in the United States. The property is strategically located adjacent to Buckley Space Force Base and approximately twelve miles east of Downtown Denver. The tenant opened for business while the property was still being marketed.
We were able to swiftly attract multiple interested buyers from across the country. The seller ultimately opted for the local buyer, given their all-cash offer, familiarity with the region, and prior property tours. The property was sold rapidly, with the entire process taking only 100 days from the listing to the final sale.
