DENVER, CO – [December 8, 2025] – Blue West Capital announced the successful sale of a freestanding retail building at 101 W Railroad Ave in Mancos, Colorado. The property sold at list price of $521,500 ($165.56/SF).
The property is positioned at the only signalized intersection in town, offering strong visibility along Highway 160 (6,500 VPD), the primary route connecting Cortez and Durango. Formerly occupied as a cannabis dispensary, the asset was acquired by a local investor with plans to repurpose the property.
Blue West Capital’s Noah Harrison and Robert Edwards represented the seller, a California-based cannabis REIT, in the transaction.
Single-tenant retail properties across Colorado remain highly sought after, particularly in small markets with limited inventory. Given the property’s position at the only signalized intersection in town, we were able to source a buyer almost immediately through cold outreach."
