DENVER, CO – [December 17, 2025] – Blue West Capital is pleased to announce the successful sale of Marina Pointe Shopping Center, a 19,878-square-foot neighborhood retail center located at 7444 W. Chatfield Avenue in Littleton, CO. The property sold for $6,039,000 in an off-market transaction.
Josh Lorenzen and Shawn Dickmann of Blue West Capital represented the buyer, a Colorado-based investor, and the seller, a local private real estate company. The buyer pursued the acquisition as part of a 1031 exchange, attracted by the property’s strong in-place occupancy and near-term upside from below-market rents and one vacant unit.
Marina Pointe Shopping Center is located along W. Chatfield Avenue just east of S. Wadsworth Boulevard. It benefits from seeing 19,500+ vehicles per day along W. Chatfield Avenue. King Soopers is located directly across the street which brings additional daytime population. The center is 85% leased to 8 tenants with one vacancy. Average rents are below market and the tenant lineup is a mix of local and national credit.
We connected with the buyer just ahead of their downleg closing and underwrote more than 15 on- and off-market opportunities. Marina Pointe stood out for its rent upside and the strength of the Littleton submarket, one of the tightest for retail.
