DENVER, CO – [February 10, 2025] – Blue West Capital is pleased to announce the successful sale of a single-tenant Maverik located at 7255 Highway 16-491, Cortez, CO 81321. Maverik, Inc. exercised its Right of First Offer, purchasing the property for $1,800,000, representing a 5.00% cap rate.
The property is positioned along US Highway 160-491 (10,500 VPD) which runs through the main heart of Cortez and is the primary highway through southwestern Colorado.
Maverik will operate on a 20-year triple-net (NNN) ground lease with 12% annual increases every 5 years. Maverik Inc’s 2023 acquisition of the Iowa-based chain, Kum & Go, has brought the company's store count to 800+ locations across 20 states

Cortez is located in Southwestern Colorado; 40 miles northeast of the Four Corner intersection, 275 miles northwest of Albuquerque, and a distant 380 miles southwest of Denver. At 9,000 people, Cortez is the county seat and most populous municipality in Montezuma County. The area is known for its outdoor recreation and tourism at Mesa Verde National Park, Monument Valley, and the Four Corners. Development of this property was due to strong performance of the two additional Maverik locations in Cortez.
