DENVER, CO – [April 24, 2025] – Blue West Capital is pleased to announce the successful sale of Trocadero Apartments, a 74-unit Class B multifamily community located just 2.5 miles west of downtown Denver. The property, part of the larger Highlands Garden Village redevelopment on the former Elitch Gardens amusement park site, sold for $15,000,000.
Robert Edwards and Tom Ethington of Blue West Capital represented the buyer, RedPeak Properties, and the seller, HGV Multifamily, LP, which originally developed the properties.
After meeting with our client to align on the next phase of their disposition strategy, we were able to connect them with a high-profile, Denver-based multifamily investor who was well-positioned to execute in today’s uncertain market. This transaction follows last year’s successful sale of the seller’s fully occupied Class A retail center, anchored by Sprouts and 24 Hour Fitness, at Highlands Garden Village.

Trocadero Apartments is notable for its early adoption of sustainable building practices. The community features recycled materials, low-VOC finishes, energy-efficient windows, and drought-resistant native landscaping. Roadways were constructed from on-site recycled concrete, and existing mature trees were preserved wherever possible. The site also includes a repurposed historic carousel building, now serving as a public pavilion and contemplative labyrinth. All community facilities are powered by alternative energy sources.
The broader Highlands Garden Village development was completed in 2007 and comprises 306 residential units and over 75,000 square feet of commercial space with a total investment of $105 million.
