DENVER, CO – [January 9, 2026] – Blue West Capital is pleased to announce the successful sale of Pub on Pearl Shops, a 6,876-square-foot neighborhood retail center located at 1101–1115 South Pearl Street in Denver’s highly sought-after Washington Park neighborhood. This transaction marks the fourth South Pearl Street property sold by Blue West Capital within the past 18 months. The property sold for $2,510,000.
Josh Lorenzen and Robert Edwards of Blue West Capital represented the seller, a group of local real estate investors. The buyer was a Denver-based investor. The transaction was not part of a 1031 exchange.
At the time of sale, the property was 59% occupied, with the vacancy comprising the former Pub on Pearl restaurant and bar space. Combined with below-market in-place rents, the asset offered clear value-add upside through lease-up and rent growth. A new tenant, Dry Dock Brewing, has been secured and is expected to commence build-out shortly (see article below).
The property attracted strong interest from a broad buyer pool, including value-add investors, developers, and owner-users. Ultimately, the asset sold for 94% of list price following a competitive marketing process.
Retail assets along South Pearl Street continue to draw deep and diverse buyer demand. This offering generated significant interest from groups seeking walkable, service-oriented retail in irreplaceable neighborhood locations. The ability to re-tenant the former pub space and mark rents to market made this a compelling investment despite a low in-place cap rate.
