Situated within The Plaza at Riverbend Condo Association, the property benefits from its prime location in Timnath, CO—one of the fastest-growing municipalities in the state. Positioned along E. Harmony Rd, the site enjoys proximity to several residential communities and a strong demographic profile, with an average household income exceeding $200,000 per year within a one-mile radius.
Previously occupied by Banner Health, one of the nation’s largest secular nonprofit healthcare systems, the building had less than two years remaining on its lease at the time of sale. Despite the short-term lease, Blue West Capital successfully secured an all-cash buyer and closed the transaction within 30 days.
