DENVER, CO – [March 31, 2025] – Blue West Capital has completed the sale of a single-tenant retail property located at 1455 South Pearl Street in Denver, CO, for $1,293,759 at $738 per square foot.

Josh Lorenzen and Robert Edwards represented both the seller and the buyer in the transaction. The buyer, a local all-cash investor not involved in a 1031 exchange, is a bookstore operator who plans to continue running the business under the same name.

The property is home to Second Star to the Right, a beloved children’s bookstore that has long served as a local favorite for families and book lovers. The new ownership aims to preserve its legacy and community presence.

South Pearl Street’s limited retail availability and strong local demographics have driven consistent value appreciation, with the corridor currently posting a remarkably low 0.8% vacancy rate (source: CoStar). As a result, investor and owner-user demand for properties in this area remains strong.
