Blue West Capital Arranges the Sale of Hooters Located in Aurora, CO

DENVER, CO – [March 31, 2025] – Blue West Capital is pleased to announce the successful sale of a Hooters restaurant located at 2610 South Parker Road in Aurora, CO. The property sold for $2,300,000 at a 5.87% cap rate—the lowest recorded for a sold Hooters property since 2022, according to CoStar.

Josh Lorenzen and Tom Ethington of Blue West Capital represented the seller in the transaction. The buyer, a local investor, acquired the property with all cash and was not in a 1031 exchange.

Strategically positioned along South Parker Road, with over 43,000 vehicles passing daily, the property benefits from high visibility and strong market fundamentals. It is situated in a thriving Aurora submarket with 165,107 residents and an average household income of $100,645 within a three-mile radius. The site's excellent accessibility, strong real estate fundamentals, and below-market rent make it a highly attractive investment.

We quickly attracted multiple interested buyers, with most inquiries coming from local investors familiar with the site. Despite the news of Hooters’ bankruptcy mid-contract, we successfully navigated the process without any impact on pricing. This deal underscores the continued demand for well-located retail assets with at or below market rents. From listing to closing, the entire transaction was completed in just four months."
