The 1,592-square-foot building, formerly occupied by Taco John’s, sits on a 1.08-acre parcel along the I-70 Business Loop and sold for $1,600,000—equating to $1,005 per square foot for the building and $34 per square foot for the land. The buyer, another national QSR brand, will be opening a new location in Clifton.
Listed in December 2023 amid rising interest rates and market headwinds, the property’s frontage road location required a focused, strategic approach. Blue West Capital identified the limited retail supply and high barriers to entry in Clifton’s core corridor. Using Placer.ai to spotlight strong foot traffic to nearby retailers, the team positioned the asset to appeal to developers, owner-users, and national brands—ultimately generating multiple offers and closing $200,000 above asking.
With deep experience in redevelopment sales, Blue West Capital also guided the seller through due diligence and entitlements, working closely with the buyer and local building department to establish clear, efficient timelines.
