LOVELAND, CO – [August 18, 2021] – Blue West Capital has completed the sale of a single tenant net leased Walgreens property located at 205 E Eisenhower Boulevard in Loveland, Colorado for $7,610,097. The property sold for 100% of the asking price and there weren’t any concessions given to the buyer.
Carly Kelly and Zach Wright of Blue West Capital represented the seller in the Walgreens transaction. The seller was a repeat institutional client based out of Chicago. The purchaser was a California-based 1031 exchange investor.
“Investors continue to seek properties leased to essential and credit retailers with long-term leases. Within the STNL sector, drugstore properties have experienced historical cap rate compression due to increased investor demand for these types of assets given their low-risk and essential profile,” said Carly Kelly, Director.
