Blue West Capital Arranges the Sale of a Single-Tenant LivWell Dispensary in Aurora, Co

DENVER, CO – [April 20, 2026] – Blue West Capital is pleased to announce the successful sale of a single-tenant LivWell Cannabis Dispensary located at 1401 Peoria St, Aurora, CO 80011. The property sold for $1,025,000, representing an 8.87% cap rate. This marks the lowest cap rate for a cannabis dispensary sold in Colorado since 2022 (CoStar).

The 2,767-square-foot property is positioned just south of the intersection of E Colfax Ave (42,500 VPD) and N Peoria St (25,550 VPD), offering excellent visibility and bi-directional access from N Peoria St.

LivWell recently extended its lease for an additional four years on an absolute triple-net (NNN) structure, offering an extremely passive ownership profile. The lease features rare 4.0% annual rent increases throughout the remaining term, along with two, three-year options. LivWell currently operates 17 dispensaries across Colorado. LivWell’s parent company, PharmaCann, has recently entered into a $49M agreement with Vireo Growth Inc. to acquire the business operations of 17 dispensaries across Colorado, expanding its footprint to 41 locations in the state.
