Blue West Capital Arranges Sale of Former FirstBank Building in Lakewood, CO

DENVER, CO – [May 16, 2025] – Blue West Capital is pleased to announce the successful sale of a two-tenant retail property located at 264 Union Boulevard in Lakewood, Colorado. The 7,786-square-foot building, formerly occupied by FirstBank, sold for $2.3 million.

Eric Diesch and Bryce McNeely of Blue West Capital exclusively represented the seller, FirstBank. The buyer is a local medical practice, Elevation Dermatology.

At the time of sale, the property was 48% leased to Mile High Denture & Implant Centers. Located along the highly trafficked Union Boulevard corridor, the property benefits from exposure to more than 43,500 vehicles per day and sits within a dense daytime population surrounded by major employment drivers. Its flexible configuration and central location generated strong interest from users, investors, and developers.

Opportunities in this trade area are limited, and we received significant attention from national and local buyers. We generated multiple offers and ultimately sold the asset above list price to an owner-user.
